  This is kinda a short version and totally my own opinions. I'll add as I think of them but this maybe can help you decide if I'm the right man for the job.

General Facts Matter

 You have plenty of choices in picking a Real Estate Agent, there is no shortage on that. You can weed out a few by adding "Good Ones" and to narrow it down a lot add "honesty". Now the selection is few.
  I carry my cell phone with me almost always, there are exceptions but within a few minutes or hours I have it back on when not with me. I check email once per day. The rest of the day is pretty busy so I do not check it beyond that but sometimes I recheck late at night.
I, like most people, set myself a secret goal for the year but it is a goal for good sales, not just sales.
I promise that I will be loyal to my clients and I expect the same in return.
  Be it I should or I shouldn't I'm placing a kinda policy and fact thing. It should save us time and help you decide. 
Your Buying Agent Matters
 I am experienced working with people relocating and will work hard to see your transition is as smooth as possible. I also know you do not know this area and location is important.  
First Time home buyers. I have a lot of patience and I remember what it was like when I built mine. Mostly I remember how hard it was to get financing. I can refer you to some great people that are excellent for inquiring on finances. There are plenty of avenues to help you get your first home. I can refer you to people who specialize in finances and are honest with your needs in mind. I will not refer you to anyone less than honest and knowledgeable. Before that however, we will need a learning session. You need to arm yourself with information.    
Upgrading and Downsizing or just need a change. I have however help many people do just this. Sometimes things change and I know that. Whatever price range you tell me is what we stick to.
Commercial property is one thing I haven't worked a lot in, but I'm willing to.
Investment property is one of the areas I have worked some but not frequently in.  
I do not ask you to sign an Exclusive Right To Buy contract unless you make an offer on a certain property and then it begins and ends with that contract. The way I see it is you should have the right to buy on your own and if your not happy with me to change Realtors. That gives me a bigger reason to give better service. Having said that however I expect loyalty from the client as well. That keeps from wasting my or your time. I do reserve the right not to work with somebody, you will be able to spot that right away. For those coming out of state, different story. Read the next one.
If we do work together, I may ask you to do a contract if your from out of state. Too many people run in and out of offices or want to be ran around. If you don't know what you want, we need to look first before we run all over the place. Here is a hint, we all use the same system with the same information of all listed property, running from office to office only shows you do not have a clue what you are doing. If I print you out listings and you want to see on your own, no problem but I will need you to sign the contract first. Sorry, I changed that thanks to those that want free hand-outs so they can experience the region while going around agents.    
I, unless the property sought is listed by me personally, I take pride in getting you the best deal possible. I set myself goals and have a new one as of this year to beat, right Rick & Beck. Got close. 
 FSBOs, I can write and broker the deal at a greatly reduced price, but not free. We can negotiate this amount. You and your buyer must be present and know what you have resolved to do and pay. Both must agree on doing this. Many want their paperwork done right and professional.  
On properties that I have listed I can broker the deal as long as the seller that own the property owner gives their permission. Remember that all Realtors® are under contract to the seller when they have a property listed. Having said that, if I have property listed and you want me to show it to you but want another Realtor to represent you I have no problem with that.    
You will see this later as well. I can not emphasize enough to educate yourself in real estate. An honest real estate agent will try and educate you in real estate. The more you learn the better off you are, the safer you will be, the better deal you can do.
Always remember that 2 people are making money from your decision to purchase, the Mortgage Broker and the real Estate Agent. Both salaries increase as your spending does. Spend what you feel comfortable with only!

No matter how much you are spending I do the same job, my best. I live by my word of honor. I do not set anybody above anyone else, everybody is equal no matter how much your spending. The amount your spending does not make you a good or bad client, actually if you know what you feel comfortable spending, no matter the amount, that makes you a good client. 
Your Selling Agent Matters
When your selling your home there may seem to not be a difference since most of us have the same education but there is. This is the part I'm probably not suppose to say but truth is truth. Below is what can make a difference. Experience does matter but in my opinion not as much as effort and honesty. 
By law all commissions are negotiable and to a certain extent that is true. Here at American Homes & Realty Inc we actually do honor the law but here is the truth. If 80% of the real estate agents are listing at let's say 7% and you come along at 5% which do you think the other 499 real estate agents will try and sell? That is the name of the game. However I am flexible on commission.  
There are some real estate agents that are hard to work with or a bit irritable. There are some agents that nobody wants to work with and if this is one of the ones that represents the people selling their property their property may not show as well. 
There are some that intend to sell the listing themselves, some companies do what they call "In House" sales which means count the agents in that company and you have the amount trying to sell your house. Are you really getting your money's worth with 5-10 trying to sell your property or 500 plus?
Advertising is a must. Knowing where and how to advertise is a must. The general public doesn't use one general service to educate themselves on what is available, people use many avenues and therefore we must use different avenues to properly advertise your property and utilize all relevant avenues at our disposal.     
There are agents lately, though not many, that instead of doing a 50/50 comp rate with other agents do a 60/40 or less split. Even I avoid these agents, usually I think they're greedy. Look at it realistically, if you could do the exact job you have as it is now for 8.00hr or 12.00hr which would you chose?  
My big thing and what I feel is the biggest thing is honesty. If ever an agent says "I can get you" on dollar amount or "I have someone interested in your property" I'd certainly question that and that agent's integrity. Nobody, save a few rare occasions, can say for certain what dollar amount they can get you for your property and many times there is nobody actually interested unless your practically giving it away. I have heard this so many times from people and yet they fall for it again and again. The only promises I make are I will make sure your interests are represented. I will try to get as much as I can for you. I will properly advertise the property.    
The agent you select should educate you in what they can or what you want to know in real estate. Remember that the smarter you are the better off you are and the better you can make decisions in real estate. 
An agent should work to your best interests with you in mind first and foremost. The agent you list your property with should be open and honest with you at all times and see that your interests are represented.
